About This Project

A communal space is only as good as its ability to draw people in — and this one was failing at precisely that task. The room was dominated by a single oversized fireplace sitting in the middle of an open floor plan with no clear purpose, no defined zones, and nothing communicating warmth or welcome.

The Challenge

  • One large, bulky fireplace consumed the center of the room and divided the space awkwardly with no design logic
  • There were no defined activity zones — no dedicated dining area and no true seating lounge
  • The room lacked any sense of arrival or architectural hierarchy to guide residents through the space
  • No one wanted to use the space, meaning a significant amenity was delivering zero value to the building or its community

The fireplace lounge, a centerpiece designed with architectural elegance, is seamlessly connected to the lobby. This inviting space features a striking double-sided fireplace clad in glossy black tiles, creating depth and texture. Under-lighting at the granite base gives the fireplace a floating effect, enhancing its architectural presence. Curved charcoal sofas and light tan leather armchairs provide a mix of textures, creating an atmosphere that is both sophisticated and welcoming. Furthermore, natural light streams through expansive floor-to-ceiling windows, adding to the airy and comfortable ambiance.

Our Design Approach

Rather than removing the fireplace entirely, we made a surgical design decision: we closed off half of it, transforming the single oversized element into a more refined architectural feature. This gave us the spatial flexibility to divide the room into two distinct, purposeful zones. One side became a kitchen and dining area anchored by a large communal table. The other became an inviting lounge with curated seating that encouraged lingering and conversation.

The Result

A space that residents once ignored has become one they actively seek out. The communal lounge now functions as the social heart of the building — a place where dining, conversation, and connection happen naturally, without the awkward emptiness that defined it before.

The key is intentionality. Communal spaces fail when they feel like leftover square footage — undefined, furniture-sparse, and devoid of a clear reason to be there. Successful communal design creates distinct zones for different activities, establishes a moment of arrival that signals you have entered somewhere special, and selects materials and lighting that communicate warmth and quality.

Absolutely. Architectural elements like fireplaces do not always need to be removed — they can be modified, refined, or recontextualized. In this project, partially enclosing an oversized fireplace gave us the spatial flexibility to zone the room effectively while preserving the warmth and focal energy a fireplace naturally provides.

We design a full range of multifamily and commercial communal environments, including clubhouses, leasing offices, lounges, co-working areas, dining rooms, and amenity spaces. Our approach is to treat these spaces as genuine architectural opportunities — not afterthoughts — designed with the same rigor we bring to high-end residential projects.
