Lake Union office space is some of the most coveted commercial real estate in Seattle — and the water views are the asset. Our job was to serve them, not obstruct them.

This 820-square-foot office needed to function as a complete, self-contained workspace — dedicated meeting capacity, a proper kitchen, and a full bathroom with shower. The clients worked long hours and wanted the space to support that without requiring trips home.

Small commercial spaces with strong views have an inherent tension: private offices close off the views, but open plans compromise acoustics. The solution had to provide separation without solid walls.

Designed for Self-Sufficient Work

Glass partitions throughout maintain visual openness and water views from every position in the office. Sound management comes from material choices — soft furnishings and acoustic panels positioned where glass alone isn’t sufficient.

The LED chandeliers carry a water-pattern light effect — a deliberate reference to the marina environment that makes the ceiling a design element rather than a functional surface. The pattern creates a dynamic quality suited to the location.

Our Design Approach

Marina Materials, Indoors

The boutique kitchen pairs a stainless steel sink with a copper faucet — a material combination that reads as crafted rather than commercial. Natural wood elements throughout ground the space against the strong exterior light from the water-facing windows.

The full bathroom with shower and smart toilet gives the office genuine self-sufficiency. Fixtures are residential-grade — appropriate for a space this size and this level of finish.

Every material choice references the site: copper, raw metal, natural wood. The interior feels composed rather than generic. A generic office could be anywhere. This office is clearly somewhere specific.

Frequently Asked

Glass transmits sound differently than it does visually. In most office settings, partial-height glass panels or frameless glass doors provide sufficient acoustic separation for standard conversations. For sensitive meetings, we supplement with acoustic panel placement and soft furnishings that absorb rather than reflect sound.

Coherence. When the interior language references the environment outside — water patterns, marina materials, the copper and natural wood palette — the space reads as composed rather than generic. A generic office could be anywhere. This office is clearly somewhere specific.

Long days, early mornings, and the commute-to-workout-to-office pattern that a significant portion of professional workers maintain. A shower turns the office from a workspace into a base of operations. For the right client and the right project, the square footage investment is straightforward.

Glass partitions handle visual openness while soft furnishings and acoustic panels handle sound. The view remains uninterrupted from every position. Material placement — not solid walls — carries the privacy weight.

Residential-grade fixtures, real kitchen plumbing rated for daily use, a full bathroom with shower, and a layout that supports both focused work and the rhythms of a long day. Generic commercial finishes won’t survive the use pattern.
