Introduction

Lake Union office space is some of the most coveted commercial real estate in Seattle. The water views are the asset and the design has to serve them rather than obstruct them.

This 820-square-foot office needed to function as a complete, self-contained workspace — with dedicated meeting capacity, a proper kitchen, and a full bathroom with shower. The clients worked long hours and wanted the space to support that without requiring trips home.

The Challenge

Small commercial spaces with strong views have a tension: private offices close off the views. Open plans compromise acoustics and focus work. The solution had to provide separation without solid walls.

Full bathroom and kitchen amenities within 820 square feet require careful space planning. Neither can be treated as an afterthought if the goal is a genuine live-work environment.

Design Decisions

Glass partitions throughout maintain visual openness and water views from all positions in the office. Sound management comes from material choices — soft furnishings and acoustic panels positioned where glass alone isn’t sufficient.

The LED chandeliers are designed with a water-pattern light effect — a deliberate reference to the marina environment that makes the ceiling a design element rather than a functional surface. The pattern creates a dynamic quality suited to the location.

The boutique kitchen uses a stainless steel sink with a copper faucet — a material pairing that reads as crafted rather than commercial. Natural wood elements throughout ground the space against the strong exterior light from the water-facing windows.

The full bathroom with shower and smart toilet gives the office genuine self-sufficiency. The fixtures are residential-grade — appropriate for a space this size and this level of finish.

The Result

The West Lake Office functions as the clients intended. Views are maintained from every work position. The space holds meeting conversations without acoustic leakage. The amenities mean the team works long hours in comfort rather than inconvenience.
