How We Work with Contractors and Builders
We engage early — during design development or pre-construction, before finish schedules are locked. Early engagement means we can specify materials that are actually available, with lead times that work, within budgets that make sense. We know what happens when a custom tile is back-ordered for sixteen weeks. We design around those realities, not through them.
What We Deliver
For each project, we deliver: complete interior finish schedules with specifications and sources, furniture and furnishing plans coordinated with the construction timeline, clear documentation that your subs can build from without calling us for clarification. We present to homeowners at key milestones so you’re not in the middle of design decisions. We handle the back-and-forth with clients on selections so it doesn’t land on your desk.

We’re a Kirkland-based firm with active projects throughout Bellevue, Medina, Clyde Hill, Mercer Island, and the broader Eastside. Frequently Asked Questions
At what stage should we bring you in on a new construction project?
As early as possible — ideally during design development before permit submission. Earlier involvement means fewer change orders and better documentation for your subs.
Do you work as a subcontractor to the GC or directly with the homeowner?
Both arrangements work. Many GCs prefer that we contract directly with the homeowner for liability and billing simplicity. Others prefer a sub arrangement. We’re flexible on the structure.
What does your finish schedule documentation look like?
A full finish schedule includes: material specifications (manufacturer, product, finish, dimensions), installation details for the trade, lead times and order deadlines, and pricing in the client’s preferred format. We can provide as much or as little detail as your process requires.
Have you worked with contractors on renovation projects as well as new construction?
Yes. Roughly half our GC partnerships are renovations — full-home, kitchen-bath-primary suite, or specific floor renovations. We bring the same documentation and schedule discipline to renovations as to new builds.
